There is no one size fits all answer to how much work to put into your home before listing it, but we hope answering these questions will take a little of the guess work out of the process!
How much longer will you be in your home?
Are you trying to move right away or will you be in your home for another year or two? Kitchen and bathroom remodels are a financial commitment. Having a year or two to enjoy the upgrades before you move on can allow you to enjoy the expense before you need to move on. And there is always a chance that a more functional kitchen will make you realize that your current home is everything you’re looking for
Which is more important: getting top dollar or a quick sale?
Remodeling takes time. Between waiting for cabinetry or fixtures to arrive, to building permits, to scheduling contractors, there are many factors that can slow down the selling process. However, quick sales often mean you miss out on profit that could have come from a home with newer or updated amenities. Which brings us to our final question.
How does your home compare to others in your area?
Are all of the other homes of a similar size nearby appointed with updated kitchens and bathrooms, fresh paint, and new flooring? Potential buyers are typically looking for a move-in ready home in the best shape they can afford in a particular neighborhood. To get the best price possible you might need to invest in some upgrades so that your home shows well compared to others.
If you’ve decided that a remodel is in your home’s future, the next step is to decide how extensive your home’s remodel should be. It is usually best to avoid a high end remodel as there is little chance that you will see a good return on investment. On the other hand you don’t want to replace something outdated with a new, but still poor quality, version. Mid-grade improvements that are nice enough to attract potential buyers but not so pricey that you will lose money are typically safest.
